So You’ve Decided to Buy a Home in the Birmingham-Hoover Alabama Area

Applying for a Loan for Your Birmingham Home PurchaseBuying a home in the Birmingham-Hoover real estate market is not something to be done on a whim. Ideally, you’ve taken some time to think about:

  • The reasons that you want to buy a home
  • What community in the Birmingham-Hoover area do you want to purchase a home?
  • What does it really mean to be a homeowner?

Figuring out these 3 things is a great start to your Birmingham-Hoover home search. You may not know the answers right off, but you should at least be able to answer 1 and 2 within a short period of time.

Where Do You Go From Here?

Contacting a  Birmingham Alabama real estate agent is usually a good start. Why a real estate agent? The answer is simple:  Your Birmingham Alabama real estate agent is like the glue that holds everything together. Or even better, think of your real estate agent as a pilot. Much like an airplane pilot, the right real estate agent is charged with the task of helping you to navigate through the home buying process with the least amount of turbulence. You’ll have to be upfront with the agent so that she can best help you.

The First Step to Buying Your Birmingham Alabama Home

The  first things that your Birmingham real estate agent will do is to recommend that you contact a mortgage loan officer or broker.  Your real estate agent may have some names and numbers of local Birmingham area mortgage lenders or mortgage brokers that they have worked with.  Although it is not an endorsement of the lender’s services, it is an indication that the referred mortgage company or broker and the agent may have worked well together on other transactions.

You’ll want to contact a mortgage lender or broker to complete a mortgage loan application so that you can be pre-qualified for a mortgage loan. Pre-qualified simply means that the lender/broker has obtain information from you such as employment, length of time on job, income from employment, additional income and they’ll pull your credit. Using the information that you’ve given them, they can determine whether it looks like they may be able to finance a Birmingham home for you. A  final approval cannot take place until an appraisal has been completed.

The pre approval determines how much money the lender is willing to loan you to obtain the home. It’s important to remember that no matter what you pre qualify for, it does not mean that you have to  find a house at the maximum amount of your pre approval.

Since you can’t go any further until you know if you’ll qualify for a mortgage loan, we’ll stop right here for now, but check back for the rest of the “So You Want to Buy a Birmingham Home” series.
