Downtown Birmingham Alabama Has Replace Parking Meters With Pay Stations

No More Parking Meters. Just Reminders

Parking on the streets of Downtown Birmingham, AL just got a new twist. I had not been Downtown in a while and was surprised that there were no parking meetings as I was parking on Park Place. The meter poles were all cleanly cut in half and there was a sign on each meter post with a number on in and a reminder to pay for parking at a pay station.

I didn’t know what a pay station was and I couldn’t find it. As it turns out, the Pay Station was right by my car and I had totally missed it. At any rate, you pay for your parking and a ticket is printed (apparently for you to place on your car’s windshield). Crazy me, I didn’t really know what to do with the ticket so I put it in my back pocket (duh?). Lucky for me when I returned to my car, there was no parking ticket on it so there was an immediate sigh of relief. Especially since there were 2 men standing right by my car as they were emptying the pay station.

At any rate, I thought the pay station was pretty cool and apparently there is one Pay Station for every 3 or 4 parked cars and the printed tickets even tell you what time your meter runs out (to the minute).

Prepare the House For Sale With the Guest of Honor in Mind

Think about it: You’ve decided to sell your home. Besides contacting and selecting a Birmingham real estate agent, one of the first things on your mind is a good old fashioned house cleaning. You’ll want to make sure that the carpet is clean, clutter is reduced, furniture is polished, floors are sparkling and things of that nature. In your mind, once you’ve done all of that, you believe your Birmingham area house is list and show ready. You’ve done everything that you could think of to make the home look neat and clean as far as you could see.

But What About the Guest of Honor?

While you go through the motions and thought processes of selling your Birmingham Alabama home, at the forefront of your mind should be the potential Metro Birmingham-Hoover home buyer. After all, that’s who you are really going through all of this trouble for, right? Well I mean besides the obvious need or reason for selling. Everything that you do to prepare your house for sale should be done with potential home buyers in mind.

If these walls could talk: when cleaning the walls and trim or painting, consider if the color choice would appear to the broadest audience. If you are asking yourself whether or not you should paint the walls, then you probably should.

Home buyers want to know that the closet space will be sufficient to store their current and future belongings.Neatly box up articles and place them in an area that is designed for or can easily be used for storage. Make sure the space that you chose to store the items will not interfere with a potential home buyers ability to visualize the use of the room for something other than storage.

Curb Appeal should be like the doorman at a fine hotel: welcoming. If the yard is full of leaves, rake them. If the grass and hedges are overgrown on lack balance, cut and/or trim them. When home buyers get home at the end of the day, all they want to do is relax. A yard full of leaves,overgrown grass and bushes will instantly conjure up visions of “work” for the home buyer.

Update the Outdated Features

Updating outdated features of a home is probably the most important aspect to consider when preparing to sell your Birmingham Alabama home. Not everyone can afford to do a vast overhaul of the kitchen and bathroom. Ideally, a home owner will update their home while they are “living” in it and ensuring that the home’s features keep up with the times. Rarely does a decorative style transcend from one decade to another. By periodically updating your home , you won’t run the risk of having to come up with thousands of dollars at once, to do a job that could have been completed over time. If you’re thinking about selling your home in the future and your home is currently in need of updating, start planning the work now and accomplish the updates over time. Give yourself a year or more if necessary, but don’t let procrastination stall the sale of your home.

Selling Your Home From the Outside Looking In

If you are planning to sell your Birmingham-Hoover area house, you’ll have to look long and hard at your house in order to abandon some of your personal biases. These very biases may interfere with your ability to view your home objectively.

Sure I could say think like a home buyer, but is that a reasonable request when selling is at the top of your mind and not buying (unless of course you’ll also be buying a home when your house sells).

One good place to start is to depersonalize your home. You can start by replacing family pictures and portraits with artwork. You don’t want prospective buyers feeling like they’re uprooting your lovely family.

Another good idea is to neutralize the color palette in your home particularly if you have bold colored walls. As much as buyers are encouraged to overlook the existing wall color, many Birmingham area home buyers just can’t get past the bright or bold colored walls no matter how their real estate agent encourages it. When home buyers tour your house, the focus may be shifted from the many attractive features to your choice of paint on the walls. You should strive to highlight and compliment your home’s best features in order to attract the largest number of potential buyers. Distracting features, while pretty to you, can mean the difference between selling your Birmingham Alabama house or letting it linger on the market.

Home Buyer Feedback

Sometimes home buyer feedback may seem a little harsh and it’s hard not to take offense when someone is criticizing your taste, personal space, design choices, etc. But remember, their intent really isn’t personal. For the most part, buyers are looking for ways to decrease the value of your home so that if they are interested in your home, they can justify offering less. But no matter how critical home buyer feedback may be, it pays to listen.

Chemistry is Important When Selecting a Real Estate Agent

If buying or selling a home in Birmingham Alabama is on your to do list, then it’s important that you chose a Metropolitan Birmingham-Hoover real estate agent that is knowledgeable about the process. But it’s also important that good chemistry exist between the two of you or you AND the agent team.

Considerations for Selecting a Real Estate Agent

Does the real estate agent speak your language? During the interview, make sure you are being heard. If the agent is not connecting with what is important to you, then perhaps that is not the agent for you.

Be cognizant of whether the real estate agent responds to your questions or whether they simply respond when you stop talking. In other words, the Birmingham real agent that you chose should be able to address your concerns to your satisfaction. This does not equate to an agent that just tells you what you want to hear. But rather, even when the agent tells you things that you don’t want to hear, do they do it in a way that shows that they have some consideration for your input?

Buying and selling a home is an emotional process for Birmingham home buyers and home sellers. Real estate agents are needed and serve you best because they don’t have the same emotional attachment that you may have and that works to your advantage. If you are made to feel like your feelings, concerns or emotions don’t matter, then perhaps you should continue looking for Birmingham-Hoover real estate agent that is both truthful, trusting and considerate of the process through the eyes of the buyer and/or seller.

Be certain that you feel confident in your selection of a real estate agent for all of the right reasons.

I Couldn’t Care Less About What Your Client Thinks

Birmingham real estate agents, home buyers and home sellers alike often utter these very words. And each time I hear it, I often think “Well you should.” How can you negotiate if you don’t consider the other party?”

I believe that the dominant factor in good negotiating skills is the ability to anticipate the actions of the other party. Call me crazy, but that’s going to be a little hard to do if you could “care less” about what the other party thinks.

If you hold the attitude of not caring about what the other thinks, you could very well be defeating your own purpose and limiting your negotiating power.
