That’s the title of an article that I read yesterday on Realtor Magazine online.   Immediately I thought surely their real estate agents have been sending this message with tremendous emphasis.   The fact is that it should not be any surprise and in my opinion ”caught off guard”does not accurately describe what’s happening.

Speaking from personal experience, I have been warning buyers that they better come with their A-Game for months now.  And I know many of my fellow agents have been doing the same thing (warning about bidding wars)  for even longer than I have.

The article made me wonder where they got their information from.  I feel almost certain that the vast majority of us have been doing our job and warning buyers that the real estate landscape was changing (as it was changing).

This is just my take, but I think the caption or the title of the article should have been “Buyers Are Now Starting to Believe What Their Agents Have Been Telling Them All Along:  There is a Bidding War Going On.

Time to Step Up to the Plate

With the caliber of the inventory being less than stellar, buyers must realize that when they find that gem or diamond in the rough, they best come with the best that they have to offer.  Because just as sure as they fall in love with a property, there will be others falling in love with it almost simultaneously.

Monkey around if you will, you’ll find yourself making offers for the sake of making offers and in the end, settling for less than your heart’s desire all because…………………..well I’ll let you finish that sentence.

Here’s my advice to buyers, when you happen upon that house that has all of the makings of home, it’s no time to play games and play like the savvy negotiator.  Have your Realtor® or real estate agent review comps with you to see what homes have been selling for in the area and then make your offer accordingly.  If you don’t make your offer based on the available data, then you can probably kiss that home goodbye and try to become friends with the new owners so you’ll at least have a chance to visit the home that you lost to them.

Now getting to closing is the last hurdle.

Will the Owner Consider a Lease With an Option to Purchase?

This question pops up every now and then.  The single most misunderstood factor with regard to a lease with an option to purchase revolves around the following terms:  security deposit, down payment and lease option payment.  Usually after addressing this concern, the lease with option is no longer a part of the conversation.

When someone inquires about a lease with an option to purchase, the first question to address is  ”how much of an option payment are you working with?”  This question is usually followed by a discussion of what constitutes a lease with an option to purchase and the conditions that are usually involved.  In Alabama, the option payment is usually more significant than a security deposit and oftentimes a security deposit is required in addition to the option payment.

The option payment ensures that the seller will not sell the home to anyone esle as long as the lease option buyer has the option to purchase and has not violated the terms of the the lease option agreement.

The Lease and The Option Agreements

In Alabama, the lease and the lease with an option to purchase are usually two entirely separate documents.  The second question that I get (after will the owner consider a lease with an option to purchase) is how much is the down payment? When working with a lease with an option to payment, there is no down payment.  Instead there is an option payment which goes directly to the seller and does not have to be held in escrow and is non-refundable.  In a true lease with option to purchase, the option payment is not applied to any future purchase as a down payment.  Inquirers are usually outraged by this fact, as they have been misinformed or have been long time believers of urban legends regarding how lease options work.  Down payments are associated with lease purchases.  NOT lease with options to purchase.

If all you have to work with is a security deposit, then you’re not a likely candidate for a lease with an option to purchase.  But if you’d like to know more, please give me a call.

If you are planning to flip houses in Birmingham, Alabama you would be well advised to bring your A-Game.  I would highly recommend that you take a look at the work that your competition is doing if you truly plan to compete in today’s market.  The Birmingham real estate investor that comes to the table with the notion of replacing the carpet and painting a unit and then putting it back on the market to make a quick buck, will be the investor that stands the greatest chance of either becoming a landord or letting the property dwindle away as a neighborhood eyesore.

Take a Tip From the Best House Flippers

First and foremost, Birmingham real estate investors have to have money and be willing to part with it.  You must want to produce a quality rehabbed product and every aspect of the rehab must reflect that. But in order to accomplish that, the quality of contractors that you use and the quality of materials are of utmost important.  The work that you do should not micmick the work of others, but rather stand out from the competition.  In addition, rehabbing doesn’t just take place on the inside of a house.  When potential buyers walk into a rehabbed house and see that no attention has been paid to the outside, then they begin to second guess what else you may have overlooked.  If you have already spent $10,000 PLUS on rehabbing the inside of your Birminham flip property, then seriously, what’s a couple of thousand more to paint the outside of the house.

Don’t Half-Step

If you are the type of person that accepts and shoots for mediocrity, then flipping housing in Birmingham, Alabama (or anywhere else for that matter)  is a business that you wont’ likely be successful.  Unfortunately for many newly minted real estate investors, the lesson is learned the hard way: after money has already been lost.  The end result is that those investors end up placing the blame on everything except the mediocrity of their work.  If you plan to be a house flipper in the Birmingham, Alabama real estate market, than you also have to have a comprehensive rehab plan.  If you can’t visualize the end result in it’s entirety, then you should delay rehabbing until you can see the big picture in your head.

The best approach is to finish the job you started in one fail swoop.  It cost more money to break a job up into increments than it does to start a job and finish it in one set period (say one consecutive 30-day period).  It’s my belief that contractors do a better job if they too can see the big picture and that’s hard to do when a job is broken up in unplanned stages.

Real Estate Agents Are Your Best Allies

The days of FSBO investors is all but over in today’s Birmingham, Alabama real estate market.  Real estate investors that flip properties now realize that if anyone knows what’s hot and what’s not in today’s market, it the Birmingham, Alabama real estate agent.  Real estate agents get a chance to witness the absolute best rehabbed houses on the market on a day to day basis.  We know what works and what doesn’t.  Real estate agents recognize “true effort” even before opening the door of a rehabbed property.  Real estate agents know when we open the door, if the property is merely a carpet and paint job or a work of art.  And guess what?  So does the prospective Birmingham home buyer.

What’s Better Than a Real Estate Agent?

If you really luck you, you’ll align yourself with a real estate agent that has a history of real estate investing.  By hiring a real estate agent who is or has a history of personally investing in real estate, you’ll have the benefit of someone who truly understands your “investor” mindset. The title of this post speaks for itself.  There really is no further explanation needed so this post is going to be quite brief.

Birmingham-Hoover Home Sellers

There isn’t much you can do about location if you are planning to sell your house .  Hopefully it’s in a prime location.  But even if it’s not in a prime location, if you really want to get that house sold and not play games, then you need to price it right for the location and make sure it’s in its utmost show ready mode at all times.  Andif it’s an investment property, at the very least, you’ll want to make sure that it isn’t trashed.  Here’s a little secret, if you hire an agent that is willing to list your house for sale for more than the available data supports (a.k.a. overprice it) then don’t count on that agent doing their best to try to sell your overpriced home.  Yes,I know this sounds awfully harsh, but I’m afraid it’s the true.  Personally, I’d much rather walk away from a listing than to overprice it.

It’s no secret that homes for sale in prime Birmingham-Hoover locations that are priced right and show well, will sell faster.  The best advice that I can give you is to make your offer like you want that house.  You can play games if you’d like.  You can ignore the advice of your agent and the facts presented to you and watch home after gorgeous home go under contract (with another buyer) if you’d like.  But know this, more often than not,  buyers loose out on homes that they want because they don’t use the available information to make their decisions.  In other words, they wing it.  The best homes, in the best locations that are priced right, almost always command the price that is being asked.  It just can’t get any simpler than that.

Occasionally I get calls from prospective buyers that are working on their credit.  They say that they are paying off debt so they can purchase a home.  So I ask and who advised that you needed to pay off your credit cards?  With one couple in particular, I asked this question and as it turned out, no one had advised them.  And in their case, they had qualified for a mortgage loan the year before, but since they paid off and closed all of their credit cards their credit scores dropped because they had no recent credit history.  Furthermore, they qualified for much less than they did the year before.

Totally paying off creditors is a noble move, but when preparing to purchase home, it can be the death of your pre-approval, and ultimate approval  if you don’t continue to use your revolving lines of credit.
