<p><strong>No More Parking Meters.  Just Reminders</strong></p>
<p>Parking on the streets of Downtown Birmingham, AL just got a new twist.  I had not been Downtown in a while and was surprised that there were no parking meetings as I was parking on Park Place.  The meter poles were all cleanly cut in half and there was a sign on each meter post with a number on in and a reminder to pay for parking at a pay station.</p>
<p>I didn&#8217;t know what a pay station was and I couldn&#8217;t find it.  As it turns out, the Pay Station was right by my car and I had totally missed it.  At any rate, you pay for your parking and a ticket is printed (apparently for you to place on your car&#8217;s windshield).  Crazy me, I didn&#8217;t really know what to do with the ticket so I put it in my back pocket (duh?).  Lucky for me when I returned to my car, there was no parking ticket on it so there was an immediate sigh of relief.  Especially since there were 2 men standing right by my car as they were emptying the pay station.</p>
<p>At any rate, I thought the pay station was pretty cool and apparently there is one Pay Station for every 3 or 4 parked cars and the printed tickets even tell you what time your meter runs out (to the minute).</p>

<p>Another good idea is to neutralize the color palette in your home particularly if you have bold colored walls.  As much as buyers are encouraged to overlook the existing wall color, many <strong>Birmingham area home buyers</strong> just can&#8217;t get past the bright or bold colored walls no matter how their real estate agent encourages it.  When home buyers tour your house, the focus may be shifted from the many attractive features to your choice of paint on the walls. <p>I believe that the dominant factor in good negotiating skills is the ability to anticipate the actions of the other party. Call me crazy, but that&#8217;s going to be a little hard to do if you could &#8220;care less&#8221; about what the other party thinks.</p>

If you hold the attitude of not caring about what the other thinks, you could very well be defeating your own purpose and limiting your negotiating power.  To have the greatest advantage of the opposite party, you should be keenly aware of the style in which they negotiate and make it your personal business to understand their motivation (where possible)</p>

<p><strong></strong>If you hold the attitude of not caring about what the other party thinks, you could be hampering your real agent&#8217;s ability to negotiate on your behalf.</p>
<h3>Setting Expectations When it Comes Time to Negotiate</h3>
<p>What&#8217;s really important here is that during initial consultations between <strong>home buyers, home sellers</strong> and their respective agents, everyone should be on the same page about EXPECTATIONS and that includes &#8220;caring MORE about what the other party thinks, rather than caring less.  By caring more, you stand a greater chance of anticipating the other party&#8217;s wants, needs and overall negotiating strength (or weakness).</p>
