Birmingham Housing Inventory on the Rise

Metaphor of SuccessFor years, Metro Birmingham  Realtors® have been shouting the message “now is a good time to buy.”  However, of late, there has been a shortage of homes for sale in the Birmingham housing market, and our new message is “now is a good time to sell.”  But wait, even as I write, there has been a bump up in the number of homes for sale in the MLS (Multiple Listing Service).

Why the new message? Well with listing inventory so low, homes in good locations are in great demand and there are a greater number of buyers than there are sellers. Essentially it means that we are transitioning to a seller’s market.

You know what that means do don’t you?  In brief, it means that if you had listed your home a month or two ago, you would have had fewer homes on the market to compete with yours.  It also means that if you continue to wait to list your home for sale, you’ll have far more homes to compete with than if you list now.  It also means that if you list now you’ll have more buyers vying for your home.

So the question is simply this:  Would you rather have more competition or less?

The answer is even simpler:  When selling a home, less competition is always best.  And what’s best is that smart homeowners are taking advantage of the low inventories and are quickly jumping on board to get their home listed and SOLD.

  1. This change in inventory is effecting appraisal values as well. More buyers and less sellers will result in prices increasing, however as more sellers enter the market the opposite will occur. Current sellers have a limited amount of time to work with before the market starts changing.
